The Corporate End User/Corporate Workplace Team works closely with our corporate clients to help them seize opportunities as well as manage the cost and complexities of their real estate assets.
We understand that real estate is not the core business of most corporations and other operating entities. Real estate, however, plays an important role in helping our corporate clients achieve their core business goals. Many of our corporate clients (especially those in retail operations, such as retail financial institutions and grocery stores) depend upon their real estate locations to achieve a significant portion of their revenues and to meet their financial goals. Other corporate clients need assistance with their real estate less frequently, such as when they need to lease or acquire office, warehouse, manufacturing, distribution, data center or other space for their business operations.
We are often called upon to assist our corporate clients with their most complicated and “mission critical” real estate transactions, including those involved in their mergers and acquisitions, major consolidations and/or dispositions, and corporate relocations (including headquarter operations and significant operational units). We understand that business strategies and operations will drive decisions in many of these transactions, and we strive to understand our clients’ goals and to assure that the real estate elements of those transactions are handled consistently with the business objectives.
We also seek to understand the industries in which our corporate clients operate. We work closely with clients in the technology, healthcare, food service, consumer retail, hospitality, utility, telecommunications, pharmaceutical, agribusiness, financial services and other industry sectors. Our assistance with property acquisition/disposition and leasing transactions often involve the need for experience in the areas of data security, environmental compliance, regulatory compliance (including compliance requirements of financial institutions and healthcare providers), construction and design and other specialized areas. Our corporate clients rely on Womble Carlyle to work seamlessly with their workplace executives and service providers to minimize the operational disruptions as well as other business risks involved in their real estate transactions.
Dozens of our lawyers work closely with our corporate clients on a regular basis to achieve their corporate real estate and corporate workplace goals. This experience includes relocations of headquarters for Fortune 500 companies in various industries, major sale leaseback transactions allowing our clients to free up capital for other corporate needs, and small and large lease transactions allowing corporate flexibility to reduce or expand their space as an entity’s business needs may require. We are experienced in major build-to-suit lease transactions in which we assist our clients in negotiating pre-construction leases and managing the risks involved when developers and contractors are required to provide significant facilities to our clients on time and pursuant to detailed plans, specifications and other requirements of our clients. We often assist our clients in understanding, evaluating/comparing, and negotiating governmental incentive packages that may be available as part of significant capital expenditures and/or workforce relocations or expansions.
